Every homeowner who plans to sell knows that their home must undergo a few different inspections, including the almighty Home Inspection. However, the savvy homeowner understands that a home inspection is not the only inspection that matters. If you want to make an impact on the market and save yourself and the new homeowner time, headache and money, consider investing in these 10 uncommon home inspections:

  1. Termite Inspection

Not only would it be a bummer for new buyers to discover termites, but also, such as discovery could come back to haunt you. As a seller, it is your job to inform potential buyers of all issues, and if termites are discovered shortly after selling, you could be liable for misrepresentation.

  1. Electrical

A lot of homes go through a lot of changes over the years. Homes that have been rewired might not be up to code, which means bad news for the seller. Avoid having to rewire right before escrow by setting up an electrical inspection before you put your home on the market.

  1. Lead

Even if your home was built after 1978, it could still contain lead. Schedule an inspection just to be safe.

  1. Foundation
